If the pipe has to be replaced would it be possible to route it around the outside of the building? This could be far cheaper and less disruptive than taking up lots of floors.
  • I was in the same position recently. In the end I replaced the boiler and made sure that the estate agents made that clear in not only the sales particulars online but also when they showed people round.

British Gas are known for condemning appliances so they can sell you a new one, while an independent local will either repair your boiler or give a much lower quotation to replace.

Our boiler was fitted in 1978 and so we needed new pipes when we had a new one two years ago.

The total cost for a new WB boiler (relocated to an adjoining wall , 7 new radiators and gas run (only needed from meter to boiler and fitted outside to avoid breaking into walls or flooring), plus removing then fitting a new gas fire, replacing the kitchen tap and the syphon on the toilet only came to a few pounds over £3000.

Also, selling with a new boiler having a 5 year warranty would make the property attractive, as the buyer would know they would have no problems for a number of years, while the boiler in another property could failnext week and be out of warranty.
