One thing I've definitely noticed since Brexit is an increase in the use of the phrase 'in my search area' :p

'In my Search Area', I wont be providing any market input, as I have a right to buy HA with a 104k discount

The valuations 'In my Search Area' will be used to set the price I pay and the timing of when (or not) I exercise my right.

'In my Search Area' 1/3 of the properties have had asking prices reduced by an average of 5% since the referendum.

:p to those who voted for Brixit, but thanks.

Op did you say you were a FTB or have you got a house to sell ?
You seem to be saying other people have reduced their prices by as much as you expected, but have you reduced the price of yours ?

I think it depends if you are looking for a quick ROI or a home?

I buy houses and buildings and have never looked short term. It always has to be long term. Brexit or not property prices fluctuate but long term I would always rather put my money in bricks and mortar.

We have just completed on a property and rather than use brexit as a excuse I haggled before agreeing a price then after the vote carried on.

I do worry when people talk about prices???? If they fall ok so the sale price of our house falls and the next one as well. It is all relative. The only real problem is if you have to sell, have a small deposit ( could end up being in negative equity) or are selling and not buying.

IMO a year or two from now the economy will be stronger post Brexit and have to say I would go mad if someone expected me to drop a price based on the vote?

We are in the same position as we where before no-one actually knows what is going to happen so why should your vendor be expected to take a hit based on your uncertainly?

Ref RM I would register with the estate agents in the area your want. A lot of houses if they are "good " "special ones " never make it to right move unsold. So by registering you will have prior notification. It can make all the difference. Getting in first puts you in a strong position. They can also tell you about properties which they have agreed to market and are due on. If you are very very lucky you can agree a sale and get any marketing stopped before anyone else can see it.
