Quote for side return extension, replaster and re-wire - too much?

I live in a 3 bed mid terraced house and am looking to extend into the side return to create some space. I've just received a quote from a company that I really like but it has come in quite high for my tastes - I'd appreciate some input :-)

Rough breakdown though this is at a high level stage at the moment:

To form side extension as:
- finished in reclaimed Leamington Bricks
- With 3.0 metre bi fold door to end elevation
- Flat roof design installed with EPDM Roof covering with drainage discharge to garden elevation,allowing maximum floor area construction
- Two flat roof lanterns installed within extension to maximise glazing

- Install structural engineers designed beams to enable removal of existing side wall, rear wall of dinning room and steel beam support to carry bi folds and load point for primary steel supporting side elevation lift.

- Relocate boiler to facilitate works, position to be agreed
- Relocate soil pipe works
- Relocate incoming water feed
- Supply new kitchen (we have allowed a P.C. Sum of £10,000
- Install new kitchen (excludes installation of any worktops other than timber based)
- Re-plastering works to original house

- New MDF timber skirting’s and architraves to complete house
- Formation of stud wall to separate lounge and dining room
- Formation of doorway from hallway into newly separated rear reception room
- Replace/Repair broken and loose floor boarding

- Electrical re-wire to include new sockets, pendants and fuse board to current regulations
- Replace existing bathroom suite and wall and floor tiling, for this element we have allowed a P.C. Sum of £1000 for the suite and £800 for tiles
- Landscape work to rear garden, at this stage we have allowed a P.C. Sum of £1500.00 for labour and materials – specification to be discussed and design produced in consultation with yourselves

Final quote comes in at £60,200.

Now for me I need to get a better breakdown of cost but immediately I know I wouldn't spend £10,000 on a kitchen; more like £3,000 especially as I already have an oven, fridge etc. That price doesn't include carpets/flooring (which I want for the entire house) or decorating. I was hoping to have everything included for under £60k - am I mad!?

The above quote would include plans as they are a 'do everything' company which is the appeal (along with the excellent examples and very active social media presence showing they have little to hide).

    In essence they have not given a full quote. Not their fault so do not blame them. You need to get a design and specification for your kitchen, your bathroom, and your garden. They have simply attached a sum to each of these because they do not know what your requirements are, so cannot price these up to the nearest penny.

    That is the trouble with design and build packages. You are tied to paying whatever they decide to charge, you have no option to shop around and find cheaper contractors.

    You are paying for the convenience of only having one company to deal with throughout the project.

    Without knowing the size of the extension it is impossible to comment on the figure quoted although a typical side return should be around £30k to £40k plus VAT.
