Hey home buyers!
We have applied via a broker for a first time buyer mortgage with HTB Wales. The DIP was initially referred and has now been updated to "subjective accept" and full app and docs submitted, what exactly does the subjective accept mean and what's the chances of it being declined now? Hate this waiting game!! valuation has also been booked for Monday...

That he thinks it should be ok but can't say for certain until mortgage offer has been generated, just looking to see if anyone's had a subjective accept and all been ok afterwards or if a decline is still possible0

Subjective Accept means its been to head office underwriters for approval and been given the green light. Unless there are any material changes you can take this as good to go.I am a Mortgage & Protection Broker

Really? That's good news, it did go from refer to subjective accept pretty quickly didn't think they would be able to get an underwriter to look at it that quick0

Ordinarily yes, the other outcome would be the DIP refer was picked up my low risk underwriters due to an address formatting issue and had been checked by them and it's gone as a subjective accept, were you asked for 3 months bank statements at any point?I am a Mortgage & Protection Broker

No haven't been asked for any bank statements, my husband banks with them I don't0

Ah ok, likely it's been an address issue that has been picked up by the low risk underwriters and it's gone to subjective accept. That can still change.I am a Mortgage & Protection Broker
