Quote for dining room & hallway refurb

Hi lovely people!

Part a million in the saga that is refurbing my house. But the end is in sight, yay! Really the last big things I'm doing is the dining room and the hallway. I have gotten 3 quotes at 6K,4.2K and 3.6K. The most expensive quote is from a reputable company, but I found the guy who came round to be very gruff and a little unpleasant, however he did provide quote next day whilst I had to wait longer on the other ones. The second one at 4.2K is still missing about £600 of skimming so let's call it 5K, this guy was very friendly and was very in sync with what I wanted. The cheapest quote was from a reputable company and the guy was young, but pleasant. I really want to go with the second company as it's the comfortable middle and I had a good feeling, but is this quote fair? :p

Back room with water damage:
- Cut out 2 boards width from ceiling Fit new 12.5mm plaster board to ceiling Ceiling to be skimmed full area to ensure constant finish.
- Contingency when ceiling removed we will need to cut back to where the board has not suffered water damage. If this goes beyond 2 boards authorisation for further work will be sought from client.
- Ceiling painted back to white
- Alcove at back of room: Doorway sheeted and area skimmed to finish.
- Light pendant moved to new position approx 1000mm further up the room
- Dimmer switch installed
- Change a single socket to a double socket.
- 1 radiator to be moved to new positon – customer to supply- new postition

- Ceiling area skimmed to finish
- 2 x open edges leading to stair landing braced with cls and boxed in with 12.5mm plasterboard
- Edge beading fitted and skimmed

- 4 x doors dressed and hung – customer to supply
- 3 x radiators fitted to hall – customer to supply – no position move

Bottom of stairs:
- Ceiling sheeting removed
- 4 x Led light fittings installed
- Ceiling sheeted with 12.5mm plasterboard
- Ceiling area skimmed to finish.
- Ceilings in stair area and hall painted back to white

This does not affect any of your other legal rights in relation to this contract.

    What LED Lights are you getting 4 for £100 ?
  • We've had a lot of LEDs fitted recently, the best price has been about £36 for the materials each - works out about £55-60 each once labour is factored in.

    Sorry I cannot comment on the rest, except if you didn't like the first guy don't go with them. a) too expensive and b) gruff when it comes to sales, what would they be like if you had problems??
