funny enough.. so far, we haven' signed ANYTHING at all. Just given a copy of title deeds/plans, fitting list, searches result, and couple of questions/answers we sent/got from vendor's solicitor.. That's about it. It makes me feel that. it's not proper/formal.. As a FTB, we don't know what's important on title deeds we need to pay attention to..The Only couple of questions he asked vendor's solicitros were those we came up with, still, no satifying answers or what so ever.
just feel that we are totally lost in the whole process.. Feel panicing that he will miss out sth during the convacying... that we don't know how to pick up.0 -

That's understandable - but at some point your solicitor should explain it all. You should be asking when he will do this.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
If I were you, I'd be on the phone to the solicitor asking them to find out and explain all the details regarding the right of way, and if it is mentioned in the deeds, and if not - why not. And that you will require this advice to be given in letter format. And if it is not formalised into the deeds then you should consider walking away or asking that the sellers sort it out legally with the neighbours before you will procede any further with the sale.
You will also require of your solicitor to do whatever is neccessary to find out if the road is adopted or not, if not adopted what are the implications to you as the prospective owner of the property, and what if anything has been written into the deeds about the costs of maintaining the road. If not adopted you will also be requiring the solicitor to confirm this with the council with a letter from the council clarifying the situation one way or the other.
I would not follow through on this sale until these things have been covered.0 -
Thank you guys for all your prompt and useful tips. I've sent a long email to my solicitor, requiring answers to all questions I asked !!!, and also have told him that, we're not ready until absolutely happy with the answers, also, demand to have clear clarifications rather than ambigious/unhelp answers, which just wastes everbody's time.
I think he must hate dealing with me, well, vise versa, will never use him AGAIN.. what a pain in the axx to deal with him..... as a FTB, we expect help from solicitor, rather than ourselves dealing with all this tedious legal document, which we have no clues about !. :-(
Will update once we've got answers, another week.. cryingggggggg.. our vendor was expecting tomorrow, funny enough.0
