That's the problem with Crashy and his HPC mates, they claim to know how other people are thinking and will react but the truth is it's it how they would like them to think.
The OP seems to have done his research and has a clear idea of what he thinks the property is worth so I would have thought the best thing for him to do is offer that or a figure near that and put a time limit on it.
The interest for the HPC gang though is the drop from 600k asking to about 475k actual (if they are lucky) not the amateur psychology of someone who owns a house but hates the idea of price drops.0 -

I think it's right that you can't second guess, and that probate will be trickier in many cases. I'm also wondering why developers haven't touched it. I reckon they may have offered early on but not enough - and then steered clear. Having slept on it I'm not offering. Too early in my search and too many other possibilities. What is it worth to you?
Post Brexit you could reasonably go in with an offer in the lower 400's and increase if necessary, If house needs work might not be enough in it for a developer but you might bag a bargain.

If a house is right for you it doesn't matter how early in your search it is! Many people buy the first house they view because it happens to be right.0
