Quote for full refurbishment of 3 bed Mid- Terrace House

Hi all
I have received a quote to fully refurbish a 3 bed Mid-terrace house in Lancashire.
The works included are:
1. Full rewire, including mains smoke detectors and brushed steel sockets /switches
2. Tv and Internet points to be wired into each room
3. Remove plaster back to brick and fully replaster house and re-skim
4. New kitchen - very small kitchen
5. New bathroom
6. Formation of 2 new partition walls - 1 upstairs and 1 downstairs
7. New doors and skirting boards throughout
8. Formation of new Upper level window
9. Remove downstairs chimney and support using metal girder

I have been quoted £18000 to complete all of the work including all materials. Does this sound reasonable?

    Pretty cheap. Will the chimney job require building regs sign off?
  • It includes structural survey review
    It will be a HMO when fished so building regs is required for all the work - the architect is subcontracting the work and gave me he quote so he will be dealing with the building regs side of things.

    I think that's a really good price. From some quick 'finger in the air' estimates, I came up with:

    1 - £2.5-3.5k
    2 - £500 extra from above
    3 - £1.5-2.5k
    4 - £4k
    5 - £3-5k (depending on size, assuming not too big?)
    6 - £1-2k
    7 - £1-2k
    8 - £450-£750
    9 - not too sure.. less than £2k?

    Which comes to around £19,000 with these rough estimates (some are naturally going to be wide of the mark though, is hard to know without more detail); so £18k seems very good.
  • Type of HMO/Building makes can make a big difference things that don’t appear to be on the estimate emergency lighting, windows ( escape ) fireproofing , soundproofing, insulation etc Granted some authorities are more lenient than others and what you require to meet minimum standards vary but as HMO in general are getting harder more regs and more in the pipeline and as licensing fee alone can be £1000 + either your in sticks ville or in for a shock,(probably both) Also what is architects actual involvement ?

    I’d say not a fixed price contract roll on the extras:rotfl:
