When should I give my notice for my flat?

I have a completion date now (although, this was just said by the estate agent over the phone). The completion date is in 3 weeks. Does that mean I will get the keys then?

Should I give my notice now, which would give me a 1 week overlap? I am worried about:

  1. Somehow ending up with nowhere to live.
  2. Ending up paying my rent and bills on the flat at the same time as the new mortgage.
Trying to balance those two, not sure what to do. I have to give 1 month notice, and my rent comes out around about 8th, so I think I might be too late to give 1 month's notice before the 8th August anyway, so I might have to pay for August and move out in September now. I'm not sure how it works with giving notice though.

    Usually you have to give notice on the day of your rent payment. I would double-check your contract.

    If you've exchanged then I would give notice immediately, if you have booked removal companies and got a date then you just need a day or two afterwards to make sure the place is tidied and cleared out.

    You will get the keys on the completion date, usually around lunch time though.

    Why is the estate agent telling you about completion? Should be your own solicitor surely?

    Notice is one month usually.

    I'd strongly advise you getting on the phone to your solicitor. Get confirmation from them on suggested exchange and completion dates.

    Then make sure that you understand what exchange and completion mean, and what your responsibilities are regarding them.

    Confirm the completion date with your solicitor. IMHO an overlap between rent and mortgage, although obviously not financially pleasant, is quite useful. It gives you time to organise the move and utilities, time to clean both premises (your rental because of the check out; your new place because other people's dirt is always worse than your own) and time to redecorate and freshen it up whilst it is still empty.

    It will be a while before you get the first bills on your new place and ideally you'll have your deposit on the rented property back by then (if you paid one).

    Well, have you signed a contract to buy the property with the price on and a date for completion?
