How long to wait

Put an offer in on a property last (cash offer) Thursday morning. Heard nothing, not even a receipt of offer.

Eventually got one late Friday and was told that the estate agency was still waiting to hear from the solicitors that are selling the house.

They also put in the email that higher offers had been received and rejected, but the would get back to me as soon as they had heard from the solicitors. I am starting to think my offer is the highest at so far and they are perhaps waiting it out to see if they get another, or I up my offer.

So it has been a week yet, and as this is not a property for me to live in, I am thinking of moving on to another. Should I wait longer though, perhaps set a deadline that I need to know by?

    Could mention to the EA you want to look at other properties, don't sound desperate. The EA will put pressure on vendor.


    If their not bothered why should you

    I did last week that I would wait to move on until I heard from them.

    Perhaps I'll send a not desperate sounding email this morning, as a gently nudge.

    Tell them you are about to offer on another property so you need to know today because you don't want to lose it. You would prefer to buy this first one but you will buy the second one if you don't here today...then spend all day biting your fingernails!

    I've done it...here I go checking my emails every 5 mins...even through my phone bleeps when one comes through! :)

    Yes indeed, email late afternoon from them with a counter offer....might hold steady with my original offer and see what happens....looks like another day tomorrow of watching for emails

    Don't forget you can go up just by £1K's. You don't have to increase in £5K's. Sometimes a tiny increase is enough to please the seller and make them feel they did well getting a bit more. I've increased on purchases by £2K and got the result I wanted. Also when selling my last house the buyer increased by £2K and although I wanted more I accepted their increased offer.

    Good news, my original offer was accepted, so on this occasion, not increasing paid off. The amount they wanted me to increase to was the cost of the re wire of the property, so pretty darn pleased.
