Morning All
Sorry long thread
Looking for some advise please
We are currently in the process of selling our house and buying another we hit a big problem with land on our drive registered to someone else this is now in the process of being signed over to us, but has taken months to sort out
During this time our buyers and seller have remained with us and we seriously appreciate their patience
During this time we have been totally honest with them keeping them updated etc
We are all at the exchange stage once this paperwork has been completed this can go ahead

Our seller has now set a deadline if not met ( we feel it may take slightly longer that she wants) she is going remarket we fully understand how she feels but also feels to get this close to it all being signed off is really disappointing if she does pull out, she has been advised by EA and her Sols that this would be madness in present climate and would end up her waiting longer and she would have to re market and go through conveyancing. again and incur more costs
Whereas is she waited it would be all over in a few weeks, but she is digging her heels - nothing we can do I know but does present us with a problem

The problem we may have is that if she does pull out we would sell and then look for something else
Our son has said if we put our furniture etc in storage we can live with him whilst we look for something else to avoid us having to pay for rental costs if we do this how would we prove our address when offering on a house and doing paperwork and when signing up to a solicitors. For the sake of a few week ( if we stayed with our son) we would have our post redirected but not change our address etc so we would have proof of ID but no address proof. so what do we do? Any advise from people who have been in the same/similar situation would be much appreciated
Thankyou

I'm trying to figure out what the question is.

"How do I prove a short-term address"? Ask your solicitor what they'd require - but I'd presume they've already gone through all the proof-of-ID stuff with you, so it doesn't much matter. EAs will be comfortable with people in short-term accommodation.

If all you need is a proof of address, then can you not just change one bank account to your son's address? Once you move permanently, you can switch this one again, and do all the rest.

I'm not surprised, given the length of your post! Your question is really just "how do we prove our address if we're staying somewhere temporarily between selling and buying". As above, ask your solicitors what's the minimum they require - there isn't a standard answer.

(it has also been discussed here before, if you search the forum)

I had sellers ultimatums of end of December or it went back on the market , finally moved on Feb 5th and they never actually pulled out

seller may be annoyed but they will be writing off money and going back to stage 1 ( and risking entering a slow market and getting a lower price)

    Q. Was let me word it clearer apologies not used to all this forum stuff
if we move in with our son whilst we look for a new property hiw do we prove Address ID when we wont have our name on utility bill etc , all our documents will have old address on
Yes our current sols & EA have proof of ID and oroof of Address but if we move in with our son we will be 120 miles away from current address so would be using different sols.
we may use the same EA as we are using currently for purchsse but our proof would be outdated and incorrect

We did think of changing both our bank accounts to my sons address but our banks statements from our online accounts do not print with our addresses on

I think you should look at the bigger picture, forget the triviality of proving an address.

If your seller remarkets, then odds are it will come back on at the same or a lower price, and guess what you'll be ready to buy immediately and could happily sign up to exchange in a week, eclipsing anyone else, you'll have mortgage offer, searches, everything all done even a cash buyer most likely couldn't do it faster.

And if the seller wont deal with you (?out of idiocy?), well so be it you can no doubt find somewhere else better / cheaper over the next 6 months. Whilst I'm not a house price crash person i do see prices remaining flat to 5-10% lower over next 6 months. And if its relevant I think you'll find some newbuild bargains soon as well as long as you are in a position to move fast which you will be.

You don't have to change solicitors because of the location.
we may use the same EA as we are using currently for purchsse

The EA dealing with your purchase will be the one who the vendor chose to market the property. They'll be used to dealing with people in short-term accommodation.

Encouraging to hear about your purchase, the sitation us out of our hands we have been told 3wks approx to sign off paperwork but we have no guarantee
Our seller has been extremely patient so cannot understand her reasoning as it will take her alot longer to move if shd remarkets....
  • Thank you for your lovely reply
