Conveyancer Wants Us to Buy More Searches

It outlines some additional searches that you may be interested in or may affect your property. If you wish me to raise any then please let me know and I will order them for you and add the cost of them to your bill.

I'm not particularly keen as it's very wishy washy.
They haven't said how much this will cost either.

  • What are the searches for? Do you feel the house is at particular risk of anything?

    You need them to clarify:
    - what the searches are
    - cost
    - are they required
    - if not required you need to decide if they are worthwhile

    Would be nice if the conveyancers gave some sort of guidance about whether they're worthwhile...seems to be a commonplace attitude these days.

    Some people will think they're worthwhile, some won't.

    If the conveyancer makes a recommendation, they're damned if they say do it, they're damned if they say don't. If the conveyancer said "I wouldn't bother", but you later decided it would have saved you from <whatever>, then you'll throw your toys out the pram. If they say "I would", and it comes back clear, then it's money for nothing, all about the commission...

    They should explain what they are, sure, and what they might or might not show. But only you can decide whether you want them, because only you know your attitude to risk - and remember that the conveyancer has never even been to the house.

    They should be able to give some sort of guidance about the relative usefulness and risks involved, which doesn't seem to be happening.

    I saw on another forum someone offered coal, brine and limestone searches. Now, given that brine and limestone mining are particularly localised, and nowhere in the country actually has a history of all three being mined, it seems unhelpful for a conveyancer to suggest you get searches for them all.

    They might be advisable searches.... they just might. mind you, I wonder if a couple of indemnity policy recommendations will be winging their way to the OP soon... and the commission on those will help fund the next shiny suit.
