Landlord Credit Check

Hi. I am in the process of obtaining my first ever rental property. The thing that concerns me is the landlord credit check at the moment i have high debt and i have applied for a trust deed although this hasnt been processed my husband is in the final year of a trust deed.

Im worried as to what the landlord can see as dont want to be rejected due to debt which is being dealt with. We can afford the property and i have family help to pay the rent.

    As far as I know, you can check your own credit score, so you will see what your landlord will see.

    What a landlord can see will depend on how detailed a credit search he does. A basic search will just show what's on the public register. You can check that yourself using Clearscore or Noddle which are both free.

    Since you have Trust Deeds I'm assuming you're in Scotland where it is unlawful to charge fees for referencing so the best policy might be being upfront with the LL as you have little to lose.

    LLs and LAs aren't financial institutions, not registered with the FSA, and wont see detailed searches.

    They're really only interested in CCJs, and maybe if you miss credit card payments all the time.

    Debt is only an issue if you're bankrupt or have voluntary arrangements on your file.

    The credit check a landlord does (if he does actually do one, given for Scotland he has to pay) may be very very simple - they can be as cheap as £7 each - so find nothing.

    However the idea of a

    strikes me as very sensible for any tenant to assure himself that the landlord is a safe bet. If it's reasonable for a landlord to check a tenant surely he's be happy to be checked himself?
