Would your tenant be interested in buying it?
We had to leave our last rented property because the lady who owned it had died and they needed to sell it. We offered a figure to buy it, which they turned down for being too low. We couldn't go higher at the time, so moved out into another rented property.
The empty house sat on the market at the higher price for around 8 months. They then reduced it twice before it sold. We kept checking back and it ended up selling 15 months after we moved out, for around the same price we had offered (allowing for market increases).Mum to three little boys. Long time lurker!

Why do you need to be out in 7 weeks? Have you served notice? The tenancy can only be ended by you, the tenant, or a court so if it's just the case that your LL has served you with a Section 21 notice you don't need to move anywhere in 7 weeks. You can stay put, and let your LL go to court for an eviction order. Even then you don't need to leave until bailiffs come and physically remove you from the property. That might just buy you enough time to complete and move into your new home. Yes, you'd need to pay the course costs but that could work out a lot cheaper than moving twice.
Our solicitor 'off the record' said pretty much the same thing. She said if it didn't go through it would take 3 odd months to get you out anyway so you could just stay. The fear for me is what if the property purchase fell through? If we had exchanged by the date we have to leave I would be tempted to stay but if we haven't exchanged I would be scared of getting a ccj or something.0 -

How would you end up with a CCJ? Sure if it got as far as court and bailiffs and you refused to pay up then you could end up with a CCJ awarded against you but you don't get a CCJ just for waiting for an eviction order and bailiffs.
Then again who knows how long your house purchase will take.
