OK so we sorted our affordability and it's easily achievable in terms of mortgage payments. We went back to the sales office to show our interest, went round the showhomes again now that we are aware of what extras are available etc. We didn't outright ask for them to pay our stamp duty or throw in any extras, but we did say if everything was to pay up front, we can't afford the property, although we can manage the payments easily. The sales person dismissed this, didn't seem interested in selling the property to us at all.
Do you need to be blunt when it comes to this? I've not bought a house before, let alone a new build. I've only ever bought cars where you really bargain and the salesmen have always seemed like they wanted to actually do a deal and sell me the car.
Should I be more blunt and say I'll buy the house if they give us stamp duty and X, Y and Z extras?0 -

Most of the extras just aren't worth the money, builders won't move much on price either. Think carefully, I would avoid, dishwashers, fridge/freezers and garden turf, we found all were just a waste of money, our fridge/freezer was replaced once and then ended up in the garage because that's all it's fit for, dishwasher has been repaired 3 times, and the turf was just a joke.
Full tiling to the bathroom ensuite etc is worth it to save hassle as our spotlights.
Carpet will be cheaper and better quality from a carpet shop.0
