Flat/House rental in England

Hi all

I am looking for a 1-2 room flat in Colchester to rent or even to find a room to rent. I was wondering if there's any tips to avoid being ripped off by letting agent fees? Also what sort of checks would they do before I am able to get to the renting stage, what documents I would need to prepare beforehand?

Curious how most rental I have seen online seem to be unfurnished properties. I guess this is the norm?

I have been looking through sparerooms, zoopla, rightmove. Anywhere else I shld be looking?

    The government withdrew the tax concession for furnished rentals April 5th. Gosh, fewer furnished rentals

    This unfurnished flats issue is so annoying. Do they just throw out the furniture whenever someone moves out? Because I doubt most renter would move with all their furniture.

    On another note, any one has advice on renting in Colchester? I am looking to stay near the hospital/North station.
