    Thanks for all your sound advice. I eventually managed to track down her letting agency, who confirmed she didn't have their permission to sub-let the room (and was breaking her own tenancy agreement in the process).

    After sending her a letter before action threatening her with court proceedings and a copy of her own tenancy contract, she finally refunded the entirety of the owed money. Not without a healthy dose of condescension on her part though, still acting holier-than-thou! Thanks everyone :-)
