    it refers to what it refers to, ie: council tax and all utility bills. You exclude them from the net rent calculation.

    take particular note that you cannot duplicate a claim for "maintenance" costs if the item being repaired is in fact something that falls within the W&T definition. In which case you cannot also claim the repair cost as a separate deduction
