Estate Agent Pushy About Putting Flat on Market

Hi all. I'm looking for a new place to buy, and sell my flat. I'm in London and my flat will sell in 5 mins. I consulted a local (well thought of agents), and they are v pushy for my place to be put on market immediately. I want to wait until I find a place I am serious about and make an offer, for the sole reason I do not want to be pressured once I have a good offer on mine, to find something or end up with nowhere. I'm not a timewaster.

I get that the agents want people ready to go, but realistically I have a great property 5 mins from a tube station and my road is one of the most desirable, but I'm after something bigger but inevitably crummier and that'll take a while to find.

Any advice about handing agents? I've bought twice before but never been in a chain.

You wont be pressurised, you will be at the back of the queue as a purchaser if your place doesn't have an offer or is even up for sale and could miss out on your perfect place

You are not "proceedable" until you have an offer on your place, and so any offers you make on other places will most likely be turned down.

Not at all to the above comments! If a seller gets an offer from you £5k more than someone else there's every chance they'll wait a couple weeks longer.

If i were to sell up again I'd definitely be waiting to find the right house first. Prepare for sale, do photos etc.

You could always advertise now and try to pick a flexible buyer who will wait.

so waiting may cost him an extra 5k? Glad you have that kind of money to spare

a) don't assume male
b) £5k extra in London is nothing for somewhere you want
c) I don't believe in perfect place nor need perfection!

Maybe best to look for a bungalow!

Most people in London sell first/get an offer then proceed, as mentioned above you won't be viewed highly if you have a place to sell

plus you can even move into rented while you find

Too risky to move out and rent, wd never do that. If prices go up as fast as they can I not this area, you're stuck and rents are extortionate!!!
