    hmm I suppose it's faux-flexibility... but essentially once you enter the AST, the earlier you can leave is on the anniversary of the 6th month. I guess you could give notice after 1 day, but still you will be liable to pay up to then. Once you give notice, you still have to pay 2 months before you are out.

    If that is your understanding of flexibility, then sure.
    I am used to (in other countries) to AST requiring 4 weeks notice and usually do not need to be aligned to rent cycles, but UK is very pro-landlord, so AST are always written to ensure LL always have the upper hand.

    You are claiming that the tenant has to maintain the tenancy for a minimum of 18 months????

    The Break Clause really is very clear, and very straight-forward. Is this thread taking place in some kind of parallel legal universe......?

    Tell that to a landlord that has a tenant that doesn't pay rent and games the system for months on end.
