My EA would not advise I accept an offer until they have confirmation of funds.
I am currently going through a house sale now this is current practice - with my agent at least.
We had our offer accepted without proof of funds, but were asked to get the AIP as soon as possible - we had it through within 48 hours. The EA never asked for any proof of it. I guess it must be different for different areas / EAs.Mum to three little boys. Long time lurker!
Jumping on to the housing ladder - we've exchanged! Woop! Completion set for 15th July.0 -

For what it's worth, in my area of the west mids, absolutely nothing has changed since brexit.
No reductions in properties on RM, sales seem to be going through at the same frequency.
My neighbour sold at asking price last week.
A friend lost out on a bungalow after another buyer offered over asking price yesterday. Both in west mids.
This idea of making very low offers after brexit will only work if vendors panic and accept, and I've seen no sign of that in my town as yet.
I'd offer what it's worth to you, and what you can afford.

richbek, I am sure it will all be fine and, if anything were to go wrong, that you would deal with it with grace and determination. There is nothing like your first home purchase.
Let me know how it goes? Best of luck to you and yours.
