'No existing inventory' - implications when leaving Long term let

We have been living in the property for four years now, each year with a renewed 12 month fixed-term tenancy which generally hasn't changed. We were provided with the inventory at the beginning of our four years here although some things have changed in that time, both through our work, and that of the landlord.

The most recent tenancy agreement has a list of contents and, next to 'inventory' it states 'We understand from the parties there is no existing inventory'

However the majority of the tenancy terms in the document still refer back to an inventory in general and the final section still refers back to the original inventory being provided with the very first tenancy agreement.

So my question is, does that first statement of 'no existing inventory' infer anything, or does the original inventory still stand when it comes to final review of the property and release of our deposit?

Just to confirm: We will aim to leave the house as close to inventory as possible and in good condition but, if the original does still stand, there is just a little more work we'll need to do to undo some of our improvements and I'd rather know now than be rushing to sort it at the end. But, being heavily pregnant, I would be happy to avoid doing this if I can :rotfl:

    My thought would be that the newest statement regarding no inventory in the most relevant as it refers to the current tenancy period?

    If that is correct then there is no inventory to show the condition of the property when the tenancy was last renewed. I would ask the advice of the letting agency, or do you deal directly with the landlord?

    The landlord lives nearby so we have contact with them regularly regarding some bits and bobs but mostly we deal with the agent and have regular inspections by them. I imagine we are best getting info from the agent.

    The neighbours have just moved out (same landlord and letting agent) and the agent went a bit harsh with them stating the need for a professional cleaner to come in, with invoice to prove it (even though it isn't stated in contract so that isn't going to be happening here!).

    We haven't given notice yet as we are still waiting on exchange dates for our purchase but I will talk to the agent as soon as we have dates to go on and ask their advice.. I imagine they will stick to script though and ask for everything to be as it was when we moved in. Just a shame as we have improved some parts. E.g. we put carpet tiles down in the lounge and dining room to cover very chipped, worn and poorly laid laminate flooring. Easy enough to undo but I'd rather do it now before pregnancy makes it completely impossible to do, or not at all if there is 'no existing inventory' to argue it.

    I guess a chat with the agent will be the best way.. hopefully we can exchange soon so I can give notice and make enquiries.
