My understanding comes simply from a letting agency I used...so I do apologise
I did tell my letting agency that if a landlord responded then a single claims couldn't be used....I was told I was wrong. Having double checked online, I can see the letting agency is full of it.

If you and your LL can't agree on the deductions, and he refuses to use the ADR offered by the deposit scheme then it's letter before action and after that small claims court.

I got a breakdown in Quote - and it was an absolute joke! Cut grass, "sympathetic prune (due to time of year) to all shrubs. "light trim ends of Leylandii, power wash paths. This was a quote...the work was not done and the property has subsequently been sold.0

"sympathetic prune" makes me think of the shrubs needing a hug and some nice rich fertiliser! What a wonderful gardening term.
On the topic of the landlord, it seems like he's trying to take you for a ride and is hoping you'll let go so he can keep your deposit and be quids in. Hoping the letter before action works for you and you won't need the hassle of the court.

Hi All, just to give you an update...we finally went into the ADR process, and after a long wait the Adjudicator awarded me back my deposit. So now after 6 months I have finally got my deposit back in full. Thanks for all the advice.0

Thanks for the update, it is always very helpful to get feedback as their process is always a bit of a mystery, with most tenants thinking they favour landlords and vice versa!
Just to be clear though, you mention a few times that landlord got a quote but didn't do the work. This is irrelevant. They don't have to remedy to the problem to get a claim, they are being compensated for a loss. In this case, they could potentially claim that they sold the house as a lower value due to state of garden, although it is irrelevant now in your case since the adjudicator didn't agree that the condition was different when you left to when you moved in (or landlord didn't do a good job evidencing it!).0 -
Yes that was the point...the landlord could not provide evidence of Check in condition of the garden, to substantiate their claim. I provided photos where it clearly showed no deterioration, but also photos showing deterioration whilst the property was for sale...showing the condition had deteriorated during the sale process...and therefore blame could not be put on me for any loss in value.0
