    What if she doesn't buy and refuses to move out? This could cause you months of hassle.

    That would be the problem of the letting agent, I would still get paid.
    If it takes longer than anticipated then so be it, I just want to get this initial problem sorted out.
    If someone is renting then it covers my mortgage & council tax so not overly bothered. :)

    You will have legal obligations to fulfil as a landlord, see the Housing board for a useful sticky on this.

    You wouldn't get paid if she stopped paying her rent. What if she trashed the place? Did a runner?

    Letting Agent isn't liable. Though you could insure against non payment of rent.

    If you let without permission any insurance is unlikely to pay out.

    OP don't try to have your cake and eat it


    Either sell your place or let it, don't do both.


    Letting it out to someone who might buy is not a good idea and it seems you do not know what it means to be a landlord. It's not the case of letting the letting agency do 'everything'. you are still liable for any issues.


    As mentioned above, if tenant doesn't pay rent, who do think has to absorb the cost? not to mention going to court e.t.c
