Planning permission

Hi

My local council seem to be incapable of assiting so I though I would try you guys :)

I need to apply for planning permision for a bow/bay windonw - does anyone ehave any experience of this? I know the fee is £172 but im not sure what else I should be submitting with my application.

Any help/adice would be muich appreciated.

    Your council will also have info on its website.

    You can also request a 'Pre-application Meeting' with the Planners but more and more councils now charge for these (around £150?)

    I understand it is annoying but im at a loss of what the procedure is and I have contacted the planning department and they are not answering any phone calls and not replying to my e-mails.


    I just don't want to pay £170 and it get knocked back because it doesn't have the correct documents.


    Ive been on the planning portal and I didnt find it very clear but I might be being stupid. All the fomrs below seems excessive for a bay window plus im not sure where I even get the documents from

    Why not look at some (successful!) applications for similar works and see what they submitted?

    You won't lose your money if you get 'knocked back' for having not enough info. They'll write to you very quickly asking for the correct docs.

    You will need a 1:1250 scale ordnance survey approved location map/plan. I would also go for elevations drawings of the front and a ground floor plan only. Application form, obviously.

    You can do your own drawings if you take your own measurements and purchase a scale ruler from a stationers. They don't need to be amazing.

    D&A statements aren't compulsory at all. Anything else that looks irrelevant, like roof plans and certificates will be irrelevant.

    for a householder application you will need to complete the planning application forms by answering the questions on them.

    you will also need a site plan with your house edge in red. this needs to go round your garden and up to the road, not just round the house itself.

    in terms of plans you'll essentially need a before and after of the elevation that is changing. this means the wall/window as it currently is and what it will then look like once the bay window is in.

    A design and access statement is not required with a householder application.

    the ownership certificate is to confirm that you own the property so sign Certificate A.

    the agricultural holding certificate is what you sign if you are a farmer living on a farm. i assume you're not, so confirm that you dont.

    the fee is £170 and this is only debited from your account once the application is valid i.e. the council have everything they need to determine the application.

    in terms of plans, i'd ask the company putting the bay window in whether they can knock these up for you. if not, you'll need to find a local draftsman/architectural technician to do this for you.
