New carpets in rented house

    I don't rent and the carpets in my house look as good as new after 15+ years. Why should rental be any different? And mine weren't top of the range either! fj

    So maybe they have been down 15 years too and were 'cheap as chips'. The fact is they are worn to an extent the OP finds unacceptable.

    My tenants have also redecorated, kept the garden lovely and replaced the carpets. We've verbally agreed we're both in it for the long term. I've not put the rent up for five years and have no intention of doing so for a while. Good hassle free tenants are worth their weight in gold.

    Tenants can't have it both ways, enjoy no increase in rent whilst getting non essential repairs done as soon as asked.

    I think this is a matter that should be discussed earlier on the tenancy so both parties know where they stand.

    In my area, rental for a 3 semi detached have gone up by about £200 + a month in the last 5 years, so that's would get you a lot of very nice carpet throughout the house.
