Want to end tenancy...

I have a house that I privately rent. I want to end the tenancy because I would like to try and sell the house.
I have told the tenants that this is my plan. Their tenancy is up in October.
They have been in the property for 4 years and signed a new contract each year.
Can anyone tell me can I just write a notice letter or do I need to serve a Section 21?

    You can do either and if they leave, fine.

    however if they ignore you, your letter will be legally meaningless.

    Serve a S21.

    Since the most recent contract started on/after 1/10/15 (I asume) I trust you complied with the new requirements in the Deregulation Act.......

    Since 1/10/15, new tenants must receive the 'Prescribed Information':
    * government leaflet "how to rent"
    * EPC

    * Gas Safety Certificate if there's gas
    * smoke detectors on each floor
    * CO alarm if there's solid fuel heating.
    if not your S21 will be invalid.

    Also deposit registration of course, plus S21 will also be invalid if the tenant has complained of repairing issues to the council.

    Have you offered them first refusal? Not saying you have to of course but this may make it a bit smoother if they feel that they've been considered.
