Thanks for the replies.
Discount as the survey on the house came back and there's a few things that need doing (nothing huge, £2k at most).
The seller may well have started all the searches and such weeks ago and we've only just found out. Our survey was completed within 2 weeks, however not sure on the searches and such.0
