Hi,
I'm new when it comes to buying a house and probably a little naïve when it comes to how long the house buying process takes. I had in my head it would take 12 weeks due to no chain and they having somewhere to move to and me being a first time buyer, however it seems it hasn't got off the ground ( my solicitors words).
What I was wondering is how long would you ideally give or expect it to take? - The property is on unregistered land and therefore need to get title deeds sent to their solicitors before my gets a contract pack. I understand that but it's been 4 weeks since my offer was accepted and I'm still no further forward.

Last house we bought took 5 months. No mortgage involved and only us and the seller. It depends on what comes up and how long that takes to sort out.12 weeks is a bit short.0

Ours took 12 weeks to go through ftb bought our house and we bought a no chain property, I was regularly on the phone to solicitor checking if needed anything, unfortunately it can be a case of how long is a piece of string. It can be done quicker than 12 weeks or longer all depends on what needs doing, how efficient each solicitor is and if anything crops up on the way. Good luck0

Our last sale/purchase took nine weeks. There were four in the chain - a BTL investor, our buyers, us and our vendor (who had already moved into his onward purchase) - and we weren't getting a mortgage.
Previous sale/purchase there were five in the chain - we were again mortgage-free and buying an empty house - and it took eight weeks.
The one prior to that was completed in only six weeks (no mortgages or surveys involved at all), but there were only three in that chain.
In every instance though, the common denominator was that all parties in the chain were very proactive and spent an inordinate amount of time chasing both the relevant EA and solicitor. Also, all buyers/sellers (except our vendor in the most recent example) kept in contact via email and I'm convinced between us we managed to keep on top of any issues that arose throughout the conveyancing process.Mortgage-free for fourteen years!

In the last week two neighbours have just moved out.
They both sold their properties within a week of going on the market in February. I don't know the details, but due diligence by the system is certainly adding to the time to exchange.
A friend had a buyer for his elderly mother's property. After almost 4 months the solicitors sent a whole series of further questions they needed answers to about a conservatory which had been built over 20 years before, his mum only bought the property 5 years ago and no issue then.
This broke the chain and all sales fell through.0 -
You need to get the EA to chase this. Your solicitor doesn't seem to be being very helpful. Have they said whether any paperwork at all has been received?
Have you done your bit, eg mortgage offer confirmed? Searches done?0 -
We were in a chain of 5 and it took about 3 months to complete. Our neighbours bought with no chain and were completed in about 6 weeks.0

Yes I have done my bit, within two weeks I had my mortgage offer and paid for searches but solicitor is saying they can't send off for the searches yet as they haven't received the contract pack from the sellers solicitors. Thanks for replies I'll chase the estate agent.0

15 weeks for my purchase, 19 for my sale. Chain of 3.
There's no standard duration as it all depends on the individual circumstances.
Defo check that no one is waiting on you to provide paperwork, info etc, then chase EAs and solicitor.0 -
We sold to a BTL buyer, no chain, it took 7 weeks from receiving offer to exchanging contracts.0
