I will be having a legionella risk assessment soon at our home as required by Landlord.
I just wanted to ask what to expect at the legionella risk assessment?
Will the assessor need access to inside of our freezer and fridge?
Which rooms with the assessor need access too? ie bedroom? access to the boiler?

it will probably be a sample of water taken from the shower or taps.
Temperature of the water storage tanks.
Legionella is only a risk if inhaled as a vapour so showers and air con systems are the main culprits.Never put off till tomorrow what you can do today!:mad:
Cos if you do it today and like it...You can do it again tomorrow..

The Assessor will just need access to rooms containing domestic water, i.e. kitchen, bathroom, roofspace if you have a water tank in there. No need to look in the fridge.....0

I've never heard of legionella testing on individual residences before.
Legionella loves warm water - which is why most outbreaks centre around water-cooled air-conditioning systems on large buildings.
It can't grow in the cold - so fridges and freezers are OK. So is cold water.
Hot water systems should be set to 60 degrees to kill the legionella. Too low, and the bugs can reproduce.If it sticks, force it.
If it breaks, well it wasn't working right anyway.0 -

We have a loft but dont know if theres a water tank in there. Theres just the kitchen, bathroom and the boiler at the top of the stairs.0 -
I used to have to manage these at work. Drako is correct they will want to access taps and any storage ie water tanks. I'd imagine it will just be temperature checks rather than colony counts (ie water sample analysis). I think usually landlords just do a paper risk assessment as the chances of legionella in a domestic premises (unless you go away for long periods) is generally very low.matched betting: £879.63

They shouldn't need to bother with the radiators. Most systems are hot enough to kill legionella. Also the radiators are sealed.blackcloud wrote: »How about Radiators?0 -
Hi, I was involved with an HSE investigation in to a legionella claim back in the 70's at work, (industrial).
That was a minor role as a witness, but 20 years on I was the manager that had to insure these risks didn't happen.
My advice;
It's about ambient temps. The frequency of shower purging/cleaning, and the monitoring of stored water quality.
The bold bit is what matters.
PS, water in rads is not exposed to the atmosphere, thus poses no risk as Legionella needs air.I like the thanks button, but ,please, an I agree button.
