    When I planned to move to France I though I might be mortgage free. Lincolnshire would be long commute every day from Norfolk - I want to keep working.
    debt free 2021 at current DMP rate[/COLOR] (probably be in an old peoples home by then)

    Hello OP,

    I hope you get a house that suits you. It seems a tough call at the moment anyway. But every problem has a solution!

    Would you consider letting out your cottage (which sounds delightful BTW, but prob not suitable for YOUR needs, but maybe others will be enchanted by it), and renting somewhere more suitable for you pro tem?

    Then, when you eventually retire, your mortgage will be cleared and you can move to a lower price (but nice) area to a property that does suit your needs.

    I wish you well. It is a dilemma. But with strategic thinking, you will get it sorted one way or another.

    If you're willing to move outside the south-east there are plenty of properties you could buy for cash; in the Blackburn/Accrington/Bacup parts of Lancashire there are 2 bed flats for o/o £55k. That's ground floor, central heating, parking space, some garden area, in reasonable condition.
    A kind word lasts a minute, a skelped erse is sair for a day.
