1 bed by a busy road v studio in a quieter area?

Which would be harder to sell in the future? The 1 bed is has a big bedroom but it faces onto a busy junction. There's a bus route outside the flat. Also the living room is north facing so no direct light.
The studio has a separate sleeping area which is quite small. That also faces onto a road but there's less traffic and it's opposite a school playground so both properties are likely to be noisy.
Lots of natural light though.
Which one is likely to keep its value more do you think?

Personally I'd wait to have an option 3 on the table - as neither of them sounds appealing to me.0

I'm in London - option 3 of a nice 1 bed in a quiet area would probably be £30k out my budget.

Get the 1bed. If it's got good windows the noise won't be bad.0

I guess I could always get secondary glazing? It has double glazing but I could still hear the traffic when I went to view.0 -
if prices in london start to fall a lot as many as predicting following brexit vote, i would think 1 beds would fall quite a lot.0

I am not a fan of busy junctions/roads.0

Or find an area outside London that you can afford. If the studio/one bed are unpleasant to live in, you could get high turnover problems.0
