When to haggle on a new build

Hi, I've been reading all the advice on here about what to negotiate for when buying a new-build home but I'm still not sure about when I do that. It's no good me playing cool now - he knows I want it - but do I negotiate before I reserve the plot or after? I know the offer / acceptance part is the legal bit but that's not done when you reserve your plot. Should I be negotiating on price when I tell him I want the plot? Thanks.

    You negotiate before you reserve. Say you'll reserve today if you can buy for x price and that you want these extras included. Helps if you are in a good position to proceed and usually if the plot has been for sale quite a while. If the house isn't going to be built for another 6 months, then they are less likely to do a deal as they still have plenty of time left.

    Yeah, you rather need to make the sale seem like a done deal, then say to the seller - 'OK, so we know I want that plot, but the price I need to get to is £x - how do we go about getting to that?'

    Also the time to push for whether they'll pay any of your fees etc is before you sign, obviously.
  • Simple, when they ring you to tell you about a new offer or if it's one of the last plots on site...
