The CCJ (only one) was a long time ago and we declared it through choice although it does not appear on either of out credit files anymore. I can assure you we both have excellent credit reports now all confirmed in writing and on the phone!
We are now thinking it could be an administration error but won't know anything diffenat until tomorrow?0 -

Ok so worst case I can't find out today the reason for the decline.
Santander have said if I apply myself not through a mortgage broker then they will tell me when it is declined again? Does anyone know how bad two declines will be and also when I request for them to be removed will they remove both as or just one????0 -
That's the worst bit of advice I have ever heard. Apply again direct and we'll tell you why you've been declined. It actually sounds quite fishy.
I'm not one for bashing my fellow brokers but perhaps the problem could be the broker rather than you? Either way if you apply twice and get another decline its not great for your credit rating, and what if you apply twice and get declined and they don't tell you why?
I've also never heard a broker tell a client "the reason for the decline is something no lender will lend on" before. It all sounds rather far fetched (not suggesting you are at fault). That's why I said about criminal record, it was the only think I could think of as a reason. If it was something "no lender would ever lend on" and it was to do with your circumstances rather than the property itself then your broker should have known that from the start.

I am trapped between a hard rock and a hard place....
My mortgage adviser says that it sound seriousness and I agree it does.....but neither me or my husband have criminal convictions or anything recorded on CIfA (the fraud record)
So other than that everything on our files are ok.
The mortgage adviser says he has sent copies of our experian and equifac reports to the business manager at Santander and if he gets no luck there he will go higher?
At the moment I am having to trust him cause I need all the information I can get.
No matter what it is I am going to have to find out cause it will keep effecting me.0 -

I really feel bad for you it must be making you very anxious. I'd be pretty wired if someone said that to me too. Let us know how you get on, and you are right to wait and see how it plays out. If your broker has bothered to appeal the decision he/she can't be all bad, some brokrs just move on to the next lender. I hope you find out what the problem is!I am a Mortgage Adviser

We bank with Natwest.
I have emailed ice (information commissioners office) to get some advice on sending Santander a "access to information request" I am hoping they will come back and say Santander have to comply.
I will keep u all updated.��0 -
Here's the Santander lending criteria. Have a read through it see if you fall foul of any of their terms. It's quite lengthy.

It's probably a combination of things, including your adverse credit history, CCJ and DMP. The DMP shows that you have a history of not paying your debts, and lenders are understandably more cautious.
Their lending criteria indicates that they will only listen to an appeal if you have a significant history with Santander. As you bank with Natwest, it sounds like Santander are not the right lender for you.0
