Buying a house where someone has died

  • We bought a house from the son of the owner (who had died)

    Guy died in July,
    Son put house on market in late August
    We put offer in and had it accepted Mid September with sale expected to complete November
    Actually completed end of March as waiting for Probate

    So basically, probate can take a lot longer than anyone seems to expect. All that you can say is that it will get there eventually!
  • Length of probate is really driven by the motivation of the executor. Someone who returns the solicitors letters quickly, gets on with it and for want of a better term is not "thick" will most likely have all solved in 3-5 weeks, especially if there is only 1 benefactor of the will or all benefactors are in agreement.

    However get someone who is lazy and has no idea what's going on and it takes a lot longer. For example the lady I was trying to buy from last year... who left the solicitors letters on the kitchen table... for 3 weeks... as they "looked like bills". I gave up after 4 months and bought somewhere else.
  • Also, chalk outlines give a hint as to how "complex" the sale might be ;) lol
