Ending a joint tenancy

Hi folks, I'm just looking for confirmation. My gf and I split up months ago and she has left the property. We had a joint tenancy with myself named primary tenant. Can I give notice to leave the property at the end of the lease with just my signature or will she have to sign it as well?

NI housing law is different but I think the joint tenancy can be ended by just one of the joint tenants serving notice as none of the joint tenants will remain in the property after the notice period in your case.0

did she give "correct notice" when she left ?
If not then see the bit about "normal" end of a "lease" - but please define what you mean by lease in that context: fixed term??? If yes then read the relevant section...0 -

It is a fixed term tenancy, according to that link I don't actually need to give any notice?
It was agreed that the ex-gf would just move out and I would continue to pay the rent & bills.0 -
If it's the end of the fixed term then no, you won't need to give any notice because all the joint tenants will have left. It's still a good idea to let your landlord know you're leaving though.0
