new rental - no inventory

Hi all,
I've just signed the tenancy agreement and picked up the keys for the place I am now renting. It looks as though there will be no inventory - the LA says they don't manage the rental so it is up to the LL and I have had no communication from the LL at all. From what I have read (new to renting) this is not a problem for me, as it would be up to the LL to prove any damage was done by me during the course of the tenancy, rather than for me to prove I didn't do it. Is my understanding correct? anything I should do to safeguard myself? I will take photos anyway....

Yes, you are right. It is the landlord's problem.
Have you paid a deposit? If yes, it must be registered by the LL in a recognised scheme AND the PI given to you with 30 days. See
* Deposits: payment, protection and return
Have you also received:
* government leaflet "how to rent"
* EPC
* Gas Safety Certificate (if there's gas)
* smoke detectors on each floor
* CO alarm if there's solid fuel heating.
All legally required.
It is also a requirement that you are given, in writing, an address in Eng/Wales where you can serve notices on the landlord
(Landlord and Tenant Act 1987 section 48)0 -

My deposit is protected, the LA handled this bit, and I do have the LL's address. But no other documents..... Will see how things go but it looks like things are to my advantage at the moment. Not that I am looking for trouble, but it is reassuring to know my position if trouble finds me.0 -
If there's any wear or damage already to anything in the property it would be in your interests to note it in writing to the landlord.
Do you have a contact number in case of emergencies?0
