    As it is a renovation property, all floors are freshly poured concrete and we have to provide flooring for every room including family bathroom, stairs etc

    What does 'have to provide flooring' mean? Will what you provide be put on the inventory, will you be obliged to leave it?!!

    As has been pointed out Housing Association houses don't necessarily come with floor coverings. I rented out mine to an HA whilst I lived abroad. I left decent carpets, which disappeared due to their removal following a pest infestation, a laminate floor in the hall disappeared (??), laminate in lounge and dining room severely cosmetically damaged and every tile in the kitchen cracked. I managed to get the hall and kitchen replaced but the contract didn't allow for the carpets.

    But as has been pointed out you will get longer terms with an HA and they won't arbitrarily evict you.

    Sort out what is meant by the terms and then perhaps compromise on rugs and runners which you can take away. I happened to be in IKEA yesterday and I was tempted by some of their very reasonable rugs to cover my scratched laminate before replacing with real wood.

    Renting in Italy I didn't get many lights or a kitchen: over there they often have standard sizes and companies who will dismantle and reassemble for you. Is there a fitted kitchen?...

    Walk away- it's not worth you paying for it for him to serve you with notice and even if you can take them with you at the end of the tenancy you are unlikely to move to another property with same dimensions or that even requires carpets
    Just a single mum, working full time, bit of a nutcase, but mostly sensible, wanting to be Mortgage free by 2035 or less!

    Sorry to get in on this but I don't know how to use this site and I really need advice!! I'm at my wits end!!
    My landlord put my rent up and housing association wanted a letter of proof from him or the would suspend my money. Anyway, he didn't give it straight away so they suspended my money as they said they would, and because of this I could only pay half the rent. Then my landlord gave me a letter saying that as only half the rent had been paid he was giving me a warning and if it wasn't all paid within 5 days then he would take further action. I told him that I wouldn't have the money by then as it takes a while for the housing to set up my money again and he was ok with this. He then text me yesterday asking if the rest of the rent would be paid that fay and I told him that the money had still ot gone in but reassured him that it would only be a matter of days and asked if this was ok.... he didn't reply. I text him then again today 5 times asking if he got my text and if this was ok to pay tomorrow when my money went in. He STILL hasn't replied. I'm not worried that he is going to give me my notice ad I have 2 small children and nowhere to go. And the fact he won't even give me an answer as to what he plans to do is making me so necrosis amd anxious. Please can someone help!!!

    Your landlord can't evict you at all easily. He has to serve a S21 notice on you and then wait two months. And then, of course, you don't actually have to leave at the expiry of the notice period. If you don't, he has to get a court order, which will take months. This whole process takes around 6 months. So, you don't have to leave in a hurry.

    If you are over 2 months in arrears with the rent, he can serve a different notice under S8, but this all still takes around 6 months.

    In any case, I imagine he'll calm down once paid.
    No reliance should be placed on the above! Absolutely none, do you hear?
