Moths are attracted to light sources. If you allow your tenants luxuries like light bulbs, this is bound to happen.
In a similar vein, storing and preparing food (eg in a 'kitchen'), can attract pests like mice or ants. Since tenants have a duty to act in a 'tenant-like manner' in the property, they should refrain from these activities too.0 -

Thanks for lightening my mood somewhat with some of the comments. Following some of the advice here I have sent him a letter outlining all the facts and how we are willing to deal with it for him. I've tried to be as objective and nice as possible about it and have taken advice from all the professional bodies I can find to ensure I am being fair, but even so I have a feeling his response will be completely out of proportion. Will soon find out no doubt...

Thanks everyone for the advice. In the end I spent a fair amount of time gathering all the facts and figures and wrote to the tenant stating my view in a friendly but firm way. I was keen to make sure I understood my responsibilities and set out exactly how I proposed to deal with the problem.
The initial response came back quickly and seemingly he was agitated, stating he would review the letter with his wife. However later I received a much more measured response accepting my proposals. I've therefore booked for a local company to address the problem and I'm hoping this will come to a happy conclusion. Fingers crossed.
