I agree with the above posters, the survey is for the buyers benefit not the seller so he can use whoever but don't negotiate on price now over some loose tiles and a pipe.
If he wants an immaculate house you buy brand new and even then you can get some teething problems.
Your price is set so tell him take it or leave it if you were already set to exchange.Just a single mum, working full time, bit of a nutcase, but mostly sensible, wanting to be Mortgage free by 2035 or less!0 -
He's not going to walk away because a few tiles need fixing. If he does, he's using it as an excuse and he would be walking away anyway.
I'm not saying the OP is being awkward but if the buyer feels that he is trying to be fair and the OP isn't listening or trying to come to an arrangement they are happy with then he could (not will) just decide to walk away.
He didn't walk away over a few tiles (as he would have done so already after the survey) but he could well decide he doesn't want to buy the OP house if he feels they have been awkward. Granted he is not buying the OP, but the attitude of sellers can put people off from buying their house.
We don't know the amount he suggested to reduce the price by. If it is fair and the OP has declined his fair offer then given the OP has said she is desperate to move and is 8 months pregnant, the OP needs to know what the outcome of saying 'no, forget it' could mean, so that she can make an informed choice.
If he is getting it at a 'bargain price' then he is less likely to walk away. Also if the house is somewhat unique and he has fallen in love with it then also is less likely to walk away.
He might see another house that he likes better as time passes or is at a cheaper price, so that is another risk that the OP has to be aware of too.0 -

About 3 weeks ago (the week we were meant to exchange) he asked for another survey. He insisted on one particular surveyor who couldn't do the survey for another 2.5 weeks.0
