Hi All
Just brought a new home and have been told that it will need re-wiring as very old. Any ideas of price for this - 3 bed house will also need new fuse box
Thanks

I was quoted about 3.5k for an occupied house, 3 bed semi, including VAT and chasing rather than trunking.0

It will vary, we are having a full re-wire, consumer unit and some plugs moved about and will be replastering ourselves to save money. I was quoted £1.8k vacant or £2.5k if I've moved in. Safe to say I will not be moving in until it is done haha.0

I've just had a full rewire of a 3 bed detached bungalow with 2 bathrooms, all rooms needed chasing. Also includes moving board inside with new fuse board (up to current regs e.g metal). Also some extra lighting outside and also sockets outside. Obviously a final certificate was also produced.
We paid £4k which at first I thought was expensive but after I saw the amount of work the guy had to do it was well worth every penny, also we added a lot of extra stuff, for example we had led lighting in the kitchen and we had all smoke alarms and heat alarm wired in to the main circuit.0 -
Price sounds about right to me (without knowing the full details). It could even be cheap given the extras you have had.
Rewiring is very labour intensive.
At first with limited knowledge I did think £4k for some new cables and switches. But when you actually see the work involved it is like you said very labour intensive.
I was working on other parts of my house whilst the Electrician was doing his bit, even chasing out the walls was a time consuming job. Let alone all the work in the loft and pulling through cables etc.
Then at the end of it you only really have what you had before plus a mess. But at least once complete its a lot safer and should last 10+ years.0 -
That's the fundamental problem. People don't realise just how much work (and materials, which aren't cheap) are involved.0

Literally had ours completed last week.
Cost all in was £3210 for a larger 3 bed semi. (suspended floors throughout), however kitchen was surface mount as we're going to change it around in a couple of years, and also had an alarm fitted, and smoke / heat detectors.
Also had the garage done as part of this, and TV aerials.
I had quotes for the rewire plus a few extras, starting at £2400, up to just over £5k.
Don't underestimate the amount of mess that it makes. We also have some 'making good' for instance, the solid wood flooring which had been down for 30+ years got damaged when it came up, and also additional cracking over lath & plaster ceilings. Not a problem, but just little things that we didn't expect.0
