That's good - as long as you've read the whole contract. EAs sometimes put the "Ready, willing and able buyer" clause elsewhere in the contract.

I'm not clear about when the 2nd estate introduced your new buyer. You say a 2 week written notice of termination was give after 12 weeks 'sole agency' period. So was the new buyer introduced after that 2 weeks notice period?
If so, then clause (2) doesn't apply. The dates of mortgage approvals are irrelevant.
Sorry, that's my fault. It was after the notice period. So at week 12 (it was a Friday) we gave notice. At week 14, after the Friday, the advert went live with the new agent. We had the viewing the Wednesday after, which then resulted in an offer on the Thursday. So our contract had definitely been terminated with agent A.0 -

I've double checked the rest of the contract and there doesn't seem to be that language anywhere! So hopefully it's all good now.0
