Personally, I'd never take in any lodgers with children, or anyone I wouldn't want to throw out in the streets with little notice if things went pear-shaped.

I have to agree with that too. Collect the rent weekly and have the notice period as one week. I would take 4 weeks as deposit so if the rent is late and they do make reasonable case as to why it is late then they have up to 4 weeks to catch up or they are out when the deposit runs out or earlier if there is any damage to the room/property which has not been rectified. I'd get the lodger to get any damage rectified asap...I wouldn't wait to take it from the deposit.:footie:

Was planning to have the lodgers agreement.
Haven't decided on the guests issue yet. Obviously I'd prefer a No Guests rule, but I'm not sure of what demand I'll have for lodgers yet, so may need to be realistic.
I'd prefer the Monday to Friday working single person, but then wouldn't everyone?0
