Buyers Solicitors want info we don't have

Hi,

we have had a few queries from our potential buyers solicitors and we are a bit confused, as some of the information we never received when we moved into the house (only 6 years ago).
They are asking for documentation of work (planning permission/building regulations approval) for our neighbours loft conversion, which was already complete before we moved in. We received no documentation on it, nor were we advised by our solicitors to query it.

Do we need to provide this information, and where do we get it from?

They have also asked for the Covenant Consent for the conservatory which we did not receive when we purchased the property. Any advice would be gratefully received.

    I wonder why they need details of another property and why they expect you to have it.
    Just say you don't know.

    Re covenant consent, it sounds like your buyers think that a breach has occurred. Look at your deeds to see if you agree. If so, invite them to buy an indemnity policy.
    Then ask yourself why your previous sol did not make you aware of this when you bought.

    I guess if it's a semi-detached or terraced house they could have a reasonable concern as to whether the alterations to the attached structure have been properly carried out?

    It is a mid terrace. They have asked us to pay for indemnity insurance because a small portion of the property over hangs our shared ally way. We're ok with that but it didn't come up when we bought the house...

    Their solicitor should look up the info regarding the neighbour's planning permission on public records, it's available for anyone to see. I believe solicitors also have access to building control records. Some local authorities have these available online and some don't.

    You'll need to provide the indemnity for your conservatory. Either you can pay or the buyer if you object
