I get discounts ranging from 20-40% on tiles.

Looks like you'll be project managing it yourself if you place no value on someone who has the experience and the right people at their finger tips. It's absolutely fair enough, but you cannot expect someone to organise and guarantee the work for free for you.

It goes without saying that if you organise everything yourself that you will save money. If you do everything yourslef you'll save even more. You're not surpising anyone with that.

I note that you added in new doors and a partition wall coming down after I said that it was possibly a cheap price.

I know that you have a significant little building project there and it takes a good team of people.

@Risteard - i'm not sure i'd necessarily agree with that. The tradesmen might get a small discount on materials, but will undoubtedly add a margin for their time and effort, which is fair enough. But, if i'm prepared to spend time to shop around online then i'd be confident in getting materials cheaper.

You might think so, but it is not always the case. If you source items yourself, then you are responsible for getting them replaced if they arrive faulty or don't fit, which in my experience *does* happen. That will not only take up your time but costs money sending stuff back, and delays the work.
