Title deeds name change

I have just inherited a property from my late mother. Solicitor is dealing with probate but he has told me that it will cost around £600 to change the property into my name. This is in addition to the probate work. He says I need a valuation and a survey. Is this correct? the house is registered with land registry and there is no mortgage on the property and the value is around £120K. It sounds expensive just to change the name.

You don't need a valuation and a survey in order to transfer the deeds.
You may need a valuation in connection with the probate, for instance, if IHT is an issue, or if you need an accurate valuation for the property because (for instnace) there are several beneficiaries and you are having the house as your share of the estate.
And of course if *you* are planning to get a mortgage you will need a mortgage valuation.
It may be in your interests to have a survey particularly if the property has been empty for any length of time, but I can't think of a situation where you would have to have one.
I would go back to the solicitor and ask them to clarify why tey are saying those are needed.All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0
