  • It's just not my ask for working glitches, zippy fish was a failure but also a disaster. I was three boxes missing to start with and one had been substituted plus the driver worked on the fruit and veg department but someone had phoned in sick so they sent him out. He didn't have a clue so goodness knows what I will get refunded. Watch this space. Twine should be co ng today so I ready for two boxes of sherry after this week's successes haha.

    Good morning :)had a really good lie in this morning .....feeling rough so not gonna do a lot today..was hoping to cut the grass but that can wait till I feel a bit more energetic:(

    Best thing you can do is find out the make and model of the boiler then google common problems or an instruction manual online...no hot water is caused by many things and it could be something simple like flicking a switch or it might require someone to come and give it a bit of a clean out especially if the flat has been empty for sometime and the boiler not used.

    Anything other than basically switch flicking should be done via the letting agent..whatever he does dont meddle too much...however a basic understanding of the instruction manual isnt a bad thing to acquaint himself with

    whats above the the damp patch...another flat?....water rarely goes up it usually comes down...is the patch water stained or discoloured due to mould...if its mould then theres possibly a ventilation problem where warm air is meeting cold and collecting in the corner of the room perhaps.
    HG mould spray will clear it if thats the issue but I suspect that it will re occur until the source is found.
    is there a current gas certificate for the property?
    has he got a check in inventory and made any amendments to that to reflect the condition of the property....?...was the damp patch there when they moved in or has it arrived overnight...if it was there it should be documented in the inventory,if its not it needs to be pointed out.

    thanks for this, I have relayed all of the info to them - both at work so I don't expect to hear back until this afternoon.

    I have a sinking feeling about this. Eldest child was in various shared houses and flats while at uni and in the years afterwards and it was constant problems of one sort or another with agents, landlords and maintaince problems so it was a huge relief when thye got this current flat as the landlord lives next door and anything that needs sorting they just nip round and ask him but he has spent a fortune on these flats so he takes great care of them.
    but now we are back to another set of flat problems with GF and eldest son ...

    Hi tinyshoes I lost a receipt once and eventually found it trapped in a folder in my bag that had lots of pages for keeping credit cards in
