Costs of renovation?

We're looking at a small early 30s semi detached.
My standards are not enormously high, I've never had the good fortune or deep pockets to own something that looks fabulous
However even I balk at this kitchen so we need a new one, and a new cooker. Probably about 8 floor cupboards and maybe 5 or 6 wall cupboards.
The bathroom has a ropey old shower compartment in it and I want a bath. To get a bath in the bloomin sink needs to be moved, and maybe the toilet.
Rewire will be needed, no point in doing anything to the house with old wiring so I'm anticipating that. Ofc I might be lucky and a sparks might tell me it's only 20 years old, but I bet not. I've been told to expect to pay about 3.5-4k for that.
Other happy things (not) is one spikey artex ceiling, couple of artex walls in the hall ( but I'll live with those), I can't live with the artex ceiling.
Ceilings upstairs have got cracks in them vendor has papered over them, but on one of them I can see the 'movement' line if you know what I mean, it looks lumpy.
I'd really appreciate some thoughts on how much this might cost me, not to do it up fantastically and beautifully, but basically a neat and tidy job.
Also open to any suggestions that anyone has in order to just make it look ok rather than shout out 'this house was rented and nobody loved it'
by the way when you touch the mortar it leaves dust on your finger...is that normal, never seen anything like that before.
In so many ways I'd prefer to buy one that's already done up but it looks like we just can't find anything we can both agree on in our price range......

What size is the kitchen? If you are willing to do some work yourself it will be a lot cheaper, but having said that you can get a brand new kitchen from £5k including labour but size makes a big difference.
Sorting your bathroom may cost you a £2k and it looks like another £2k of repairs/making good.
So I suppose a budget of around £10k should cover it and you should be able to tweak fixtures and fittings to fit within that.To err is human, but it is against company policy.0 -
You should check ikeahackers.net and you ll get planty ideas how to renovate your house with low costs.

I'm sure others will agree but when it comes to renovating a house the cost is really "how long is a piece of string" you could spend a fortune on high spec gear and paying tradespeople to do everything. On the other hand you could replace a kitchen for a few grand if you shop around and do the labour yourself. I'm in the middle of a renovation project myself and I've used this website to give me rough ball park figures and so far it's not been too far out for me. http://quotationcheck.com/ Good Luck!0

I just bought a decent size 3 bed semi and have spend approximate amounts below:
New boiler, moved to garage and removal of existing unit, replacement of some pipework & few odds and ends with moving radiators and leveling existing radiators - £3500
Plasterer: 3k including doing some removal of old built in cupboards, bricking up a 6x6 inch hole from the old boiler flu in an external wall. - we asked for some small additional works and this will likely increase.
bathroom - remove existing suite, re tile, add heated towel rail, add gas shower, re fit - 3k incl materials
Carpenter - new doors, frames, move loft hatch and add ladder, install flooring in main room, skirting, coving all over the house and some other odd jobs - just under 5K incl. materials...this is for 9 doors and 8 rooms.
Electrics - Full re wire, adding spotlights to various rooms. Adding and moving some plug sockets (they were all previously attached directly to the skirting board), new Consumer Unit, some external lights, some lights and sockets in the loft - 2.8K
TV - new aerial, new sockets in each room, booster and removal of old wiring - £700.
Not sure if these prices are good or not but we were happy to pay and happy with the standard of work so far. We are in the North East.0 -
£1 000 000 ish0

The kitchen area is 113 inches by 90 inches.
My other half can paint but in 15 years of marriage he's never even put up a shelf so there's gonna be no DIY that I can rely on...getting people in is expensive so I need ballpark figures to see if we can afford this house really.0 -
The cost is depends on the size of the room, cost of the units, how much of the work you'd do and more importantly where it is in the country.
Have a budget for each area. Do the important ones first.0
