House with building plot attached

Hi, any advice on our potential house purchase would be gratefully received.
We viewed a house which was being sold with a building plot to the rear which has full planning approved. The estate agent said the vendor was keen to sell and had spoken about splitting the property into 2 lots: 1 - the house, and 2 - the building plot. We put an offer in on the house as we can't afford the whole thing, and waited for ages for a response. Eventually they told us the vendor had decided not to split the property.
We are really keen on the house and wondered if there is any legal way to buy the house and find a separate buyer for the land so that the sales go through together? Maybe putting an offer on the whole property subject to us finding a buyer to exchange/complete at the same time? I don't know how that would work legally with deeds etc but I'd be happy to advertise and draw up deeds if the vendor didn't want the hassle.

I imagine the seller is just looking for the best price. If you and another buyer can come up with a good joint offer, I guess they would listen.
I'm not sure about your suggestion to advertise the building plot yourself. I suspect the EA is much better able to market the plot, find potential buyers and negotiate an offer than you are.
Maybe tell the EA that you're still interested in the house and your offer stands, so let you know if they find somebody interested in just the plot.1 -
In principle there's no legal problem with doing what you suggest, but it sounds like the seller just wants a quick, uncomplicated sale of the whole lot - making it conditional on you doing a subsale to another buyer might not be what they envisage.1

There was a guy on grand designs once who did something like this. The plot was a disused railway station from the Beeching closures, and came with land and a row of cottages. He managed to buy the whole plot and sell the houses all completing on one day. Definitely doable but probably quite stressful, even with just 2 plots.1

Thank you for all your replies, I think they do just want an uncomplicated sale but the house has been for sale for over a year now. We will use an estate agent for marketing for sure. We're waiting for our house to sell again now and once it does we'll put the idea to them.

If the property is currently mortgaged. Then the title splitting may not be a practical proposition for the vendor.0
