I've recently switched to Zinnser permawhite satin. It's really good.

I'm still torn between water based eggshell (no yellowing but needs at least 2 coats) or oil based satinwood (might yellow, but better finish and hopefully only 1 coat needed).

We are going to be renting out our house for the next couple of years while I work overseas - so durability is a consideration too.

I've used water based satin and find it good. Wouldn't go back to oil based.

If you're letting then steer clear of eggshell as it will be more liable to chips and dirt and won't look good for long before needing to be touched in.

I've switched to water based everything, as I have a septic drainage system in this house which I don't want to put chemicals down. Same should go for public drains too really. So everything is washed with soap & water in no time :)

Can anyone recommend a decent water based Satin?

Zinnser permawhite is brilliant. Screwfix sell it.

I've got Dulux and Wilko's own. I've used white Dulux on window frames and sills and a wooden bath panel and found it good. I bought the cheaper Wilko one in a different colour to paint a nest of tables and it was fine for them but can't confirm how it'd be on a large surface. Seemed fine.
